How do you design a villa on a sloping plot in Fujairah?
We work with the levels: the building steps down the slope, with retaining walls only where needed, so less rock and soil is cut and the house sits naturally on the land. Drainage is planned with the levels so rainwater runs around the building, not into it.
What should I consider for a beachfront home at Al Aqah or Dibba?
Salt air, humidity, strong sun and sea breezes. We orient living spaces to the view while shading them from the low afternoon sun, specify corrosion-resistant metals and sealed windows, and plan outdoor spaces that stay usable in summer evenings.
How is flood risk handled near wadis?
We set finished floor levels above the expected flood path, avoid blocking natural flow routes and design site drainage to carry water away from the building, using any levels or flood information the municipality provides for the plot.
Do you take the drawings to Fujairah Municipality?
No. Outside Dubai our scope is design. We prepare the drawings to Fujairah Municipality requirements, and the owner's local consultant or contractor takes them through the permit. If review comments come back, we revise the drawings.
